  • Median sale price (city of Longview): ~$270,950 — up ~7.1% YoY. Homes took a median 78 days to sell in December, with ~70 closings citywide.

  • Median list price (Longview): ~$295,000 — down from October’s $304,495; a typical year‑end ease.

  • Inventory (Longview): ~1,094 active listings in December; ~190 new listings (vs. ~292 in October).

  • Sale‑to‑list ratio (city of Longview): ~100.6% in December—well‑presented homes still commanded near‑list.

Choices have improved versus last year, but the best‑presented, fairly priced homes still move first. For renters, that means more room to compare neighborhoods and negotiate move‑in timing; for owners, it’s a reminder that clean, updated, and accurately priced beats “wait and see.”

Longview continues to see meaningful growth across industrial, retail, infrastructure, and education. Highlights:

  • Industrial jobs: Ninth Avenue Foods building a new $200M facility (~150 jobs over five years).
